I’m staying positive and reading my books and listening to the podcasts but still I feel like I have more questions the more I listen and learn.

I've been reading a book called the 10X rule and that's definitely helped me have the right mindset to deal with stuff like this.

I recently picked up two books which are Brandon Turners rental property investing and little or no money down book, both have been great so far but i know this is just the beginning on my great real estate journey and i will need to obtain more knowledge. i have a question that i want to get off my chest and i have been itching to ask, for all my experienced investors and not so experienced investors if you where my age or if you are my age, the information that you know now and situations you have experienced what would YOU do if you where in my shoes to start off?

I’m finally moving forward with purchasing a small duplex with a fair amount of cash reserves and excessive credit card lines thanks to travel hacking (I don’t intend to use them, but it’s nice to have them there).

I want them to try hard and finally report it to credit bureau.

This is where I’m going crazy, the lender is requiring that I switch over to the replacement policy before we can finalize the refi but that kind of premium will cause me to go negative cashflow.  

I would definitely recommend getting started by reading as many books and learning as much material as you can about investing.

Recommended Books for new investors?

Need to know the numbers as everyone keeps saying.....anyone have any suggestions on sources/specific books that could help?

I joined a real estate investment group, went to real estate networking meetings, read real estate books, took a weekend workshop on wholesaling, wholesaled some properties, once I had enough down money I borrowed money from a private lender (my real estate lawyer) and flipped a property, then another, then I had enough to buy a single family rental, partnered with my brother, bought another...now I have 82 rental units (single family, multifamily, office and commercial).
