Based on your numbers for your primary home, you should be able to easily make well over a 10% return when factoring in all costs.To me, this is a no brainer!!

It is honestly too hard to tell given I don't know what original site conditions look like, how much dirt has to be moved, are they having to import water to assist in compaction, how much excavated fill will have to be disposed of off site, concrete costs per cy including all fees to deliver, rebar costs, pumping or no pumping, -- looks like you are going to have 2 mobilizations,,,, one for the footing and the second to pour the slab..... there are a lot of variables here.....

That's a key factor to implement a BRRRR strategy. 

Taxes also factor into the home and something you can check online so you know exactly what that expense is going to be every month.

The $24K includes closing cost, holding cost of 3 months at 8% interest rate, origination fee, appraisals, etc... 

It sounds like you're going to have enough other 'wow' factors to distract anyone from looking too closely at the railings.
