A local bank just informed me yesterday that we have been approved, so now I have a pre approval to get the ball rolling.

I don’t have a crystal ball but I think they’re going to keep going up.

I know they will be higher than a conventional loan because of what all they offer and the leniency on credit scores, but what is a good ball park interest rate for this specific loan?

Any opinion, advise, crystal ball prophecy appreciated! 

I don't want to put a low ball offer in on every house I'm interested in because I'm worried I am wasting the realtors time.
