In this situation, the offer has been submitted by email at 10K over list price.5 days after initially emailing the listing agent, she still has not repsonded.After calling her all day, every day, she still does not answer her phone.When you call her office, they direct you to simply call her mobile.Follow up emails to her with tracking on them, go unopened.As I'm overseas and unable to physically wait in her office for her to turn up (assuming she's still alive), how would one go about contacting the agent and trying to buy the house?

I feel like I've grasped the concepts and feel that doing sub 2 deals to start off would be the best route to go for me.Actively: Now I think it's time for the rubber to hit the road and begin networking with RE attorneys, title companies, realtors, etc... and making a conscience effort everyday to find deals.Hope that helps clarify some of my needs and my current status as an investor.Russell

You do run into tax issues if you run a business out of your solo401K, flipping one home would not be considered a business but doing it on a regular basis is another story.

As long as you used the gift cards all up and promptly, I would probably staple your gift card receipts (showing you paid $90) to all your receipts of items purchased, and then just put it all in as one general journal entry with the $90 to your capital account (or if it came our of your business out of your biz checking account), and then the items you purchase multiplied by 0.9 either to repairs OR to increase the basis of the improvements which you would then depreciate.

My feelings certainly don't get hurt when they knock me tho, I still hang out at the beach every day and never deal with tenants :) All I know is if I had to deal with rehabs and tenants and all that other DIY self, my lifespan would be dramatically shortened due to stress.
