How do you end up doing your due dilligence as far as estimating rehab, checking tax liens, etc...?

Estimated ARV for each house is $60,000 and $90,000.

What was the extent and/or a rough estimate of your costs?

Estimation $600/month for income, maybe more.Asking price is $950,000.

When I estimate building maintenance and other costs, I think we would loose approx. $200/month at current rent amounts. 

This deal is located in NW Indiana numbers are roughly estimated, I am planning to buy my first rental property with FHA loan, live there for one year, then move out and rent it out, Screen shot and Link to the file are attached below.

From the estimates I've seen while doing research the payments we'd be making would be approximately $800/monthly for everything - which could be covered just by our roommates alone.

Do you normally use your local contract to get estimates on the major CapEx components, as you're conducting analyses?

I knew this going in thanks to the inspection and estimates I had done, so it wasn't a big deal, but had I not known that, that definitely wouldve been a surprise.  

That’s why early lease termination clauses should include language that the tenant and landlord agree this is a reasonable estimate of the actual cost the landlord may incur due to early lease termination.
