The point of wholesaling is to not work with realtors my friend, usually.You are essentially taking the place of a realtor.  

I just completed the refi on Monday that I closed the initial purchase on May 27.I had told the banker it was coming and had all the paperwork stuff done well in advance.

Ok so in terms of the inspection along with the paper work that @Elizabeth C. suggested, when is it tasteful/ ethical to proceed with that. 

I asked him if he had paperwork already to go with the rent to own contract and he said no and asked if I could draw up that paperwork and go from there.

I don't see myself using it if I have to turn on a scanner and scan documents in each time.Any suggestions here for someone "always on the go" with a lot of incoming paperwork?

This is a bit of extra paperwork and cost, but creates firewalls between properties so in the case of a lawsuit, the plaintiff can only go after what is in one LLC bucket. 

What kind of disclosures do i need to put in the paperwork letting the end buyer know in writing (i've already verbally told him) that I am not the titled owner and that I just have an option on the property?

And compared to Texas a 200k home can have higher tax's than a 400k in CA. so that does impact buying ability.CA home buyers by and large spend much more of their income on their house and less on cars and other non essential items than folks in any other part of the country.When you run DTI and people have 100k worth of cars a jet ski motor home etc. and living in a 150k home in Texas.

Sure there was a lot of paperwork and learning, but it's not impossible.
