So basically I think I may just hammer down the payment and get it paid as quick as I can then enjoy the $6k cash flow a month.

@Ryan Tremblay Welcome and good luck, I enjoyed @Anson Young book "Finding and Funding great deals; the hands on guide to acquiring real estate in any market" when I was trying to dig deeper into the financial analysis part of investing!

I'd love to grow this real estate investing side hustle to the point that I could scale back my web development role to part time or only on a consulting basis (I really enjoy the work so I don't want to quit outright, but I have so many other side projects I'd love to do!

Summer has made it tough but I have pretty much trimmed all the fat I could without going full-blown hermit mode and not enjoying myself.

But I would be sensitive to what may be their desire for a little quiet enjoyment before the neighborhood invades :)  The quarterly walk through is awesome. 

Dallas is a great city (I'm here for good now) and I'm sure you'll enjoy it! 

I am reading the BiggerPockets book by Brandon Turner called The book on rental property investing and I am enjoying it a lot, I am also listening to the podcast and like a lot of what I hear.

I would recommend enjoying being a kid.
