The tools needed for block is way more, scaffolding, mixers, mortar, pullies, etc.

While this won't effect me directly, I can see negative impacts in more densely populated areas.

Historical cap rates determined by a regression analysis can be a useful tool for understanding the overall trend of an area.

The net effect will be, you will get to deduct 1/2 of self employment tax and full health insurance expenses.

I agree it's a great tool to have in the kit in a competitive market when there are multiple bids for sure.
