Once you use the funds, if the rate environment is favorable, you can always refi into a fixed mortgage and consume your HELOC.

I'm not sure if anyone told you about the process with Maryland Dept of the Environment.

It only make sense from that one point alone, but there are others as well.Also the CPA may be thinking of the ease and getting financing and how much more competitive the rates will be when they hold the deal personally.

Check that there are no major issues with the infrastructure or environment, as it would be hard to address those from a cash flow of a park of this size.There are quite a few good things about the  park - city water and sewer!

I'm very easy going and casual when I call people, it puts them at ease.
