I think once things get back to normal and people start to come back to SF Bay Area offices, AZ house prices will start to fall and can fall pretty hard. 

Office hours? 

If you're new and doing one house at a time without employees, an office or other overhead, pretty much all costs are going to be COGS (costs directly related to your properties and renovations).As you start to scale, your expenses will increase, as you add layers of management and other overhead costs. 

I am a mortgage advisor/loan officer in the fresno CA area.

I own a business in Texas and we rent an office.

I'm in a small town of 9,500 and my office is a converted residential home just one block from main street and zoned commercial.

The most conservative, and possibly most likely scenario, is to underwrite from day one the new tax rate, then grow that number in line with how the assessor's office typically operates.  

Can a loan officer make a ballpark estimate that they can beat the numbers without me going through a full application?

So far, I have come up with the following ideas:- airbnb- bed and breakfast- car storage- boat storage - trailer/motor home storage- shared workspace/office space rental- general long-term storageDoes anyone have any other suggestions?
