They had our PM as the owner instead of us, etc...took about 6 months to resolve the above - was kind of hair pulling crazy.The tenant is ok, but she can no longer her portion of the rent, so she has decided to leave for somewhere else.Yep - long distance deal.

But I'm throwing them out there to demonstrate the reasons why its not as cut and dried as some people think.They may assume that a house that is negative cash flow has to be sold no matter what even if you have to come out of pocket 20k or 30k to do it.

Real Estate Express for the courses, prep agent for the exam.Granted I've been around this a long time before even thinking about getting licensed, but I had a opening come up last second for the exam and did a cram with prep agent podcasts and was able to pass the exam following day.Prep agent makes dry material at least engaging....and easy to digest in chunks

It sounds like maybe some confusion here.The one test mentioned is talking about the main water lines holding pressure all the way up.You use a ball check valve and when it passes the plumber is supposed to remove the valve and put in the regular pipe piece and then the dry wall workers go over it.The sewer test is different than the water line test.I am not a plumbing expert but is seems the two are getting mixed up.If you get the inspection you absolutely can go back to the bank on the short sale and show what is found and ask for a reduction.Show retail rates for labor and material and add 10% contingency to that.
