I will agree, you need to take at least 4+ hours to target, and then drive some areas of town you plan to focus on.  

Basic cosmetic fixes are not going to drive the value high enough for you to successfully BRRRR. 

Don't let loss to lease "rule of thumb" drive your revenue assumptions.

Since the entire drive way side will need to be dug up now for full line replacement, they are suggesting getting that side waterproofed while it is open, since they will need to dig further down and the foundation has been affected over time.
