Furthermore, our commute wouldn't be very manageable outside of anywhere other than the downtown area such as Dickson, Murfesboro etc.- Lastly, would anyone be able to offer a suggested price to rent ratio that we should be targeting when running numbers?

Hi All,I ended up purchasing a duplex in Merion Village, a small village close to downtown Columbus Ohio.

I'm in the Pensacola area, looking at a quadplex in downtown Pensacola that would generate about $4,000 gross income.

The house is also three miles from downtown indianapolis.

Both are near downtown, but in transitioning communities. 

As far as the MF properties I looked at in the same area you are referring to, the operating costs were high and rent collection was a challenge. 77701 is on the east side of 7th Street toward downtown.
