Our property management software automatically sends reminders to my tenants.

It's just hard to prove our intent with documentation.

Thank you all, i am still troubleshooting.from my experience so far it is not the IPM(integrated property management) software that is the problem, it is just the way VRBO is designed to work with these IPM that causes the issues.

Regarding the insurance you will need to review your documents and talk to them, but most of those won't cover residents to go to a hotel when they are tenants.

Punith,We manage properties in Arizona, here's my take.- Yes to counter top upgrade although just switching out the counter top isn't going to translate into more rent.

@Marcelo Murai how are you going to screen agents to make sure you're dealing with one that has the actual investing experience, and can document it, that you'll need to succeed?
