Leases expire as follows:1st floor: July 31st 20192nd floor: August 31st 20193rd floor: January 31st 2020Is it realistic to delay closing until July and have them deliver the 1st floor vacant? 

Most of these organizations prey on newbies and do not deliver valuable content. 

They won’t be expecting the same money as their neighbors with the shiny new kitchen and fresh paint

Also this property was being "marketed" on craigslist but the seller directly texted me a lower price than he could deliver but I'm still happy with the results.

The reason for this, is that both HD and Lowe's contract with local distributors of these products to be delivered to their stores, and local contractors to do the work.

Maybe you try to get away with having one manager handle 20 properties, but I think it would be hard to deliver a quality service at that point.

Wash the exterior siding and the roof, fresh paint, good realtor with professional photographer, clean up landscaping, fresh mulch...Clean as can be inside, wipe baseboards, clean blinds, etc. 

I will not give up just one bad tenant.I filed eviction yesterday and process server will deliver to tenant.It is very stressful and time consuming to all the eviction process.Learned a lot by expensive way; should not trust all paper works by tenants provided.I need to handle professional way and more tenant screening.Hope this will be my first and last eviction to tenants in the future.
