This was part of my first wholesale deal and I’m excited for new investments in the future.

I work with several teams and syndicates from Los Angeles who do flips and BRRRR deals out here. 

The property appraised for $465k and we cashed out $348k to pay back our PML and use the rest as a down payment toward the next deal, a 6-unit we have UC.

If a realtor won’t do the deal for $5k you can EASILY get a state legal contract for under $100.

I have been using deal machine, and it has pretty extensive contact info on each property.

If it sits vacant and you are paying a mortgage, insurance, and taxes on a deal, I agree it wouldn't make sense.

I have so many people who bought a parcel at tax sale, so thrilled with the deal they got and then when they bring it to me, I usually find development constraints that make it clear why the last person abandoned it. 

The deal is appealing because the price point is more within reach than what is available here in NJ.

What made you interested in investing in this type of deal?

Your lease should address tenant lease violations and what fees may be owed to cover your administrative burdens of having to deal with tenant violations.
