I checked out all the beaches from Sunset to the outer banks and this is what my wife and I surmised: We immediately crossed OBX off our list because it was very far and because of the lack of medical care nearby…you have to think of these things once you have children.

"I want to develop it into multiple tiny Airbnb rentals"-Have you checked the zoning on that, or is it laid back enough you're not worried about permits and zoning?

If your company will not quote up to $5mm have them check on other companies.
