Evaluating a deal is personal preference on what can make sense.

Since my original post, besides selling the duplex, I've added a killer off-market SFH deal in SW Boise with great tenants, demoed the structure from my auction property and it's almost ready with a new 3/2 mfd home on foundation with a custom carport in back, and am under contract for two townhouses out in Caldwell. 

Can anyone refer me to PM companies, preferably with Section 8 experience in the MFH space?

Prefer Rentec & have used it from the time when my company had about 80 units to today where we've got around 1,000 or so.

I also launched a customized T-shirt company and that has taught me much in the way of product development, managing operating costs and expenses as well as marketing, profit margins and other cool things you're not taught in school.

If you specialize in low income housing then it is fine, but if you prefer more workforce housing I would not buy in Fairmont

I have been moved to a neighboring hotel a couple times, but the big chains always take care of customers. 

With that being said, if you get a strong tenant that has a good customer base you will be able to just sit back and collect checks every month with little interaction.
