Is it better to pay off all my student loans and car loan first then start investing with my own money?

I'm currently a full time professional student, and am looking to use real estate as a means of paying off my student loans and attaining financial freedom.Currently looking at the high point, NC area for investment opportunities.

I also have an 810 credit score, and my only current debt is around $13k of student loans.

Would it be acceptable to state in the policy that when a group of renters attempts to rent the house (i.e. college students, girlfriend, boyfriend, and a sister, or whatever) all possible combinations of 2 people must make enough money to equal 3 times the rent?

Hello my name is Ben and I am a college student trying to find a way to maybe have “cheap” living.

CA  NM AZ FL there are millions of these parcelswhat happens is someone buys them.. then realizes there is zero market for them  lets them go to tax sales  A land Geek student buys them for couple hundred bucks and trys to sell them to the next buy for 1000 to 2k usually on terms and some really hammer the Chinese buyers on these especially high desert CA.. 

I got into wholesaling as a side hustle to help pay off student loans faster (which has been a success!)
