I wish the market was going to cool long enough for a few great deals but it might be a long time, maybe never.My suggestion is decided what your willing and able to offer; and just keep going until it works out.

@Gemma Collins cool - one area to focus on then will be your process for listing your rental, accepting applications, and screening applicants. 

The other cool thing about them is that they have the 15 year terms... so you aren't playing this game every 5 years.
