House Hack Beginner Advice
Hi - I am new to RE investing, and want to approach with a house hack strategy.
I am currently renting out a townhouse with 2 other roommates (3 BR, 3.5 BTH), with a lease that goes until January 2022. It's in a great price range, location, and using the calculator would be a "basehit" to start my investing journey off.
I was wondering if anybody has had success negotiating, or helping a client, with their landlord/owner to sell them the property they are currently renting, and if so, what the best strategy is to do so. Since we have almost 10.5 months left on the lease, would lease-to-own, seller financing, or any other ideas be more enticing than another? Open to any ideas before sending any kind of "offer" to him.

@Jaron Walling that is exactly what I have heard listening to BR podcast, you never know what an off market deal might happen, so might as well shoot for it. He is very cool so it could go great, or no hard feelings on either end.
