The key piece, for me at least, was to have the 20% down payment, close, and then do the seller financing to "reimburse" me for 10% of my down payment.  

My thought is if someone isn't going to tip or leave a small one then they need to pick up their butt, drive to the grocery store and get that steak, drive home and cook it, and then clean up the mess.
