We had a decent conversion rate but I also hand wrote every single letter while my partner drove for dollars for hours on end.

The thing that is a red flag for me is the deed restriction where it is limiting your property's use and conversion in the future into condos etc.

However, I believe they are more focused on SFHs but it may be worth a conversation.

I would limit conversation at this point then, talk to a lawyer, perhaps this all goes away on 8/10.What is the "later date" that the new tenants are moving in?
