It has always been a C area and other parts of the city is growning I don’t see as much growth in this area.

I recently purchased a condo in San Diego, CA (92104) the home values here are continuously raising above average.

The plan is to BRRRR the place and look for another house in the area to hopefully continue repeating for a while. 

Is it okay to enter the house to continue other work if I wear one of those expensive $40 ventilation masks?

I will continue to use this provision in leases, but intend to tighten up language to emphasize that all repairs must be identified timely and must be authorized by landlord/PM.

I think your advice to continue to invest in a careful manner is the most prudent methodology going forward.

Let the realtor walk through with them and go about your business, there's no reason why you can't continue your work while the realtor continues his work with the buyer.
