I know this is a time consuming aspect of land-lording that I don’t particularly enjoy using my time for with my properties.

The initial setup of each one is a little tedious and time consuming, but maintaining them is easy.I do use CL, but be leery of spammers. 

I've been listening to the podcasts, reading the forums, and consuming any real estate info I can get my eyes on. 

I don't think they should be responsible for utilities up until the 24th, which is really when the lease expires, because they are not their to consume.

So I decided to consume myself with my job as a scientist and forget.

Thanks @josua, thats a new acronym for me.I do building automation/systems integration for a living, and i installed a system in a mall in colorado a few years ago where we monitored the BTU's consumed by each individual tenant from their shared hot water and chilled water systems and billed them all out individually.

Are you protecting consumer data that you see when shopping for notes to buy?

I advocate to vacation home owners that they use this type of property manager and do their own short term rental marketing - it's not difficult or time consuming. 

Properties still less than $100k but less time consuming and fewer headaches. 

Now that I'm home, I've tested this rule a few different ways, and will share it.So, here's the new rule that I've made up.If your monthly cashflow is 2.5 times GREATER THAN your personal monthly PITI added to the sum total of your monthly consumer debt obligations, then you should be able to quit your job and continue to get investment property mortgages, assuming you are buying cashflow positive assets.
