Feeling much more confident about going with Cozy

Mortgage 72k. agent is confident in 250k sales price. 

I know that doesn’t account for much but I am fairly confident in my ability to look at numbers from an unbiased perspective and make a good decision based on the info I have.

He was fast and flexible getting out to my perspective houses and allowed me to make a fast bid with confidence on the place I'm now pending on.

He seemed very confident that he and his contacts would knock out the project very quickly and at a good cost, so I gambled and put my trust in him.

I've look through many videos about estimating the costs but still not confident with it. 2) Advice/tips/hints/etc on first property within this area?

Personally, I have good tenants who work and I'm confident all of them will continue to pay rent so I can pay my mortgages. 

I have done a great amount of research for awhile and I am confident that I know pretty  much the basics but I am lacking the sources and resources to put me in the game. 

A friend of mine is a real estate attorney and I would like the 3% to go towards paying him and covering some closing costs.I am very confident a buyer's agent would be of very little value to me (aside from opening the door) - (apologies to all you buyer agents out there)
