We pay for our license, continuing education, NAR membership, state and local Realtor board membership, MLS, E&O, marketing, lead generation, websites, desk fees, gas, etc.And if you're thinking that we're making a killing on our commission, don't forget that on a 5% deal, that is commonly split 50/50 between the listing and selling office. 

@Tina JenkinsIf your 401(k) is with your current employer, then you likely do not have much in the way of options. 

This year I will have 2 years of self employment income taxes that will hopefully qualify me for a mortgage. 

The former employer funds can also be transferred to the solo 401k.

The RE investing that makes fast money is not really “investing” - it’s a self-employed RE business.

Of the 39.0 acres on the county property appraiser, 25.5 acres is zoned timber, 2.0 zoned residential/AG, and 11.5 wetland, an arrangement common in my area for either Timber or Cattle to save property taxes. 

There are specific strategies you should employ before getting going with multiple properties, but you're pretty far down the road and I'm not sure you will want to or be able to put the toothpaste back in the tube per se.
