I think getting my ducks (management/ financing) in a row and seeking out a discounted MF deal makes a lot of sense.

Once you close on the sale of your relinquished property, then the clock to ID a replacement property starts ticking. 45 days is manageable but the time goes quickly and a lot can happen in that time.

If it were me, I'd find a friend or family member with some cash, convince them that it is a good investment and say that you will manage it for them at market rate of 15-25% depending on your market.

However they know they just feeding people that really don’t know real estate too well other than they saw a commercial about it and found out they can make a lot of money, they just want that first paid credit card payment you times that by 100,000 people pawn you got yourself another revenue stream in addition to real estate so that’s the problem.

You're a fractional and passive owner of a large commercial asset.  

Mark,Jordan is correct in his analysis but the problem lies in managing not to get thrown out of the seller's living room when you offer him $97,200 for his park.
