This is the option that I choose but I am in my early 20's and have nothing to lose.

Parts of Atlanta got hit VERY hard during the recession, and in many areas, prices got knocked back to where they were back in the late 90's and early 2000's. And

All in all, be sure that you take care that you don't FILL the drain up with sand or cement, without something to ensure the whole drain works when you are done!

I had built up 55 LTR units before deciding to start selling them under 1031’s and purchasing a couple of large beach houses and commercial strip malls.Now, the LTR’s were no piece of cake.  

I have personally flipped 25+ homes and if it's 1960’s and before you should run a sewer scope if you want the most accurate rehab costs because the galvanized plumbing may or may not be operational.

DSCR loans are 30 year, fixed rate at very competitive rates, 4’s and low 5’s while hard money is short term and usually double digit rates. 

Personally, I believe that there is alot of motivated money here (as in other major coastal cities) and unless the rise happens rapidly there is alot of time to prepare/engineer/execute. 

@Jay Hinrichs, we deal with Peak almost daily, their rates are in the 7's and origination will total about 2 to 3K.
