I have no idea at this point if these are relevant but its the same numbers used in the Webinar I listened to so I could do a couple first pass analysis to see if any of the properties I am looking at to see which ones I should take a closer look at and verify some numbers.

Once it is agreed to & signed, open escrow, order a title report, have an inspection paying particular attention to plumbing, electrical, sewage (below ground pipes) roof, heating, cooling and get an appraisal.

If you actually managed to get the rents your hoping for then 260k but I wouldn't put my money on it.6) your insurance is going to be closer to 2500-3000k7) i very highly doubt you will get a 30 yr note on this property.8) you might as well factor replacing in the roof into your purchase price cause It will need to be done immediately9) I think your capex allocation is super high, especially if you plan on doing the rehab correctly upfront.

These inspections must be completed by a certain date, which can be called the inspection contingency date (though is officially referred to as a number of days from the contract date wherein a buyer must notify the seller of any defect revealed by the inspection).
