While this simplistic example could have been handled within your own LLC, you can see if you had more complexities it would be a much cleaner Operating Agreement.This extends if other people get involved. 

I also use it as a way to remind my tenants to change their air filters every month to keep their electric bill low 😉 by commenting on their transfer.
