The fact that it's so cheap and easy to get into real estate means you have thousands of competitors entering the market each day, and if all you are providing is MLS access and yard signs...No one cares. 

Compared to other places, obviously housing is fairly cheap, but even here the market has gotten a little more competitive lately.

Nonetheless, it's cheap money and hopefully you're cashflow positive! 

I got it "cheap" but not nearly as cheap as I would like. 

I completely agree on the fourplex aspect, in Anchorage at least you are a whole lot more likely to get something that you can live in for free or really cheap.

Door knocking is cheap and so are mailers if you are focused and deliberate in your attack.  

I am doing due diligence and research just figured I would throw this out to the masses for insight as well. 

But baby boomers stumbled into millions by throwing a few bucks in a retirement account, or just being awarded retirements for the time they put in...

Those top of the line items are again always manipulated and can throw the calculated cap +/-3.0.
