I would turn off the fans,wear your respirator and vacuum with a Heppa vacuum, not the normal hepa vacuum but the profesional one if you want to be really careful.

If a tenant is breaking the terms of your lease as to care of the premises then you can absolutely evict.

Normally, the other agent would be taking care of things like this and is another set of eyes on the agreement and details.Contact the agent's broker and ask for their help.

Honestly if your not willing to spend a few hundred bucks on accounting software maybe you are not cut out to be in business.That said, with 3 units you can absolutely get by with an excel spreadsheet.

@Kim Hopkins I completely agree with @Priyanshu AdathakkarIf anyone else wasn't cutting it in their work - it's simple... they'd get fired.

That way you mitigate any market risk by buying when it's low, buying when it's high, and buying in between.As long as the property cash flows, I really don't care what the value of the home does. 

It looked like the lawyer was cutting and pasting info into the document and doing an extremely poor job of it.
