Since the advent of the service fee on VRBO/Homeaway travelers (who care) are searching out other places to find rentals for their vacations.

The "little" HOAs usually aren't concerned if your tenant lets the grass get long for a couple of weeks and they don't make you get pre-approval on color selection for your front door.

I'm looking at small (20-30 unit) parks that have water and sewer billed to tenants separately.Anyone with a small park like this care to share their numbers? 

I take mediocre care of it because - well- why do more than the minimum.
