Note there are expensive surcharges added (I think it's $250 minimum added to premium) for investment/business vs owner occupant. 

Tax season often leads to creative interpretations of what can be considered a deductible business expense.

Not only that, partner with experienced investors who can partner with you on these deals- Usually it's a personal preference on which market to choose.

@Patience Echemvery difficult to advise given the limited information herein general i would say that, unless you are an experienced investor, then it probably doesn't make sense to sink 250K cash into one rentalit's a very difficult time to get started - that is not to say that it's not still a good time to get started - just that it's difficult with prices and rates both still very high.where are you located?

Most lenders can do 90% Purchase, 100% Rehab financed on 1-4 units if experienced. 

I have no business debt.

Cash-only deposit has limitations if you end up experiencing very bad tenancy i.e. eviction+property damage+ and rent loss.

A lot of what I have heard from more experienced wholesalers is that the TREC contract can be very overwhelming and make sellers kind of nervous.
