Flips can burn money quick and until you have substantial capital and a properly funded emergency fund for your family I wouldn't recommend it due to the high risk situation you could be putting your family in.

What is the average rent growth and expense percentage per year for Mobile Home Parks?

I received a lead on a mobile home and the seller wants out from under it.

I have a mobile demo company, that I am bringing to the Tampa, Winter haven, Lakeland area. 

My assumption was that the property was a multifamily property (a mobile home park as that was where the post was) and that property was the owner of the treatment plant.

That's the advantage of being a renter - mobility.

If it is a masonry fireplace, then there are ways to "decommission" it so it cannot be used to burn wood.

Look for professional tenants with upward mobility and options for other housing.
