As for asking tenants to get renters insurance I'd strongly recommend adding that to future lease agreements and requiring proof of coverage.

I know its popular, but I work in a gray building (inside and out) and not one soul there likes it. 

Reno / Tahoe is not building out much because of the geography creating a supply issue over the next 2-5 years, there is strong tech, manufacturing (Tesla), and logistical job growth.

It takes hard work to build a solid financial footing and if you didn't build it how can you appreciate it and not destroy it?

The unit, in North Miami, would be paid for all in cash since the building didn't pass the fire inspection (ie. proper exit signs, etc) and wont be approved for a mortgage (it has passed the structural inspection however).

The hubs and I are in the permitting process for our 1st-ever build.

Cash out Refi property located in Northern NJ, and hypothetical purchase mixed use or multi family apartment building located  in Brooklyn most likely. 

We of course could build an internal manual process with a virtual assistant of some sort, but I want to see if anything exists.
