To fight this from a tax perspective, you want to see if bonus depreciation/immediate write off is available for the items that you furnish the house with.Also, doing a cost segregation on a future house may potentially be worth-while to guarantee no passive income for a number of years.of course, it all depends on the numbers and your tax situation.

Remember when someone has low credit they don’t have a tremendous amount to lose if you evict them.Whereas I have 800+ credit and banks send me $200+ cash bonus and 0% for 18 months offers to sign up with them all the time.

An outdoor area is also a big bonus. 

The only other disadvantage I can think of right now is a further reduction in bonus depreciation.

What can cause an issue is if your current employment includes variable income, such as commission, overtime and bonuses that you are using to qualify for the mortgage.

If you end up not having the expense then that's a bonus for you.  

Bonus if you can reuse the foundation and if it already has water and/or power to it.

I would recommend targeting a 2-4 unit (perhaps with a "bonus" unit) that you can furnish and rent out MTR (30 day min).
