We really don't have a great system right now for the rentals though I know I need it, seems the hardest part of that for me is the work order mechanism.... right now my go to guys barely operate a cell phone let alone a computer or technology that could help me out. 

One of the wholesaler's in my area has a strategy of getting cell phone numbers and she will mass text potential buyers with a small ad with basic details (Asking Price, rehab cost, and possible rental income) and ask those buyers to contact her for a more detailed listing.  

Our excel sheet has a cell for the Sellers Contributions and your solution of substracting it from the down payment makes total sense.

I just like the copper stub out and in situations like a shower and tub combo or a balance loop for body spray I will use copper since it's more rigid and secured.

I now put something towards the end of the body of the ad that reads something like "put the words - Bigger Pockets is Great" to ensure they can follow instructions.This will week out a lot of the applicants.Also, be sure to start very slow with your task list.  

But don't get too excited, because deductions of normal expenses like cell phone and home office deductions are hard to justify with only one property.

Which basically means they aren't really dogs at all but rather cats in dog bodies :) But I was SHOCKED the first time I took them to a dog beach and they went bizerk.
