I am a licensed PA realtor and I use a web based program called Less Annoying CRM. 

If you're relying too heavily on your local MLS for deals, it's going to be VERY difficult in a lot of markets to buy correctly because you will be competing with seasoned cash investors that are able to cut costs.Relying on brokers is not the best bet either, as most of them are retail-focused that don't understand the economics of the investor game. 

These are the safest bets I have made and I am an investor who had his *** completely handed to him in 2007-2009.  

Ironically I have visited web sites where licensed CPA's explicitly contradict each other over such a basic question as to weather you can use passive loss carry overs to reduce ordinary income.

I would bet they don’t choose 2, so they may vacate.

These will be owner occupied, but segments such as Seniors with Long-Time Ownership or Owners with Low Financial Stability Scores (FSS) have been effective in all parts of the country, so they are a good bet in SC.

Lastly, I'll make a nice internet bet this is fixed in Phase 4 OR a large "small" business just takes the deductions anyways and sues the IRS in court.  

Use that evidence to show that you're a low risk bet.
