You can DM me if you want the specifics on my commercial experience but I think I'd be thinking: 25% down, 20 year amortization (you can probably get 25 but I doubt you'll get 30), it's probably going to be a full-recourse loan, odds are the interest rate will only be fixed for 5 years and then there will be a balloon payment and a reset, and they will likely want to review/approve the insurance policy you have for the property.

I tend to be long-winded about this and try to keep this letter shorter.We have a daughter in her 3rd year at the University of Arkansas and we live in Dallas County so we only see her on school breaks since we are about 61/2 hours away but I am very proud of her.

Usually you could not change the rent before the end of their current leases.My advice: promise nothing, give them new address or online tool for payments, official letter (paper) that you are a new landlord and collect their concerns, needs, maintenance request.
