I usually join all the facebook and meetup groups in the area in which I buy and go through 3 months of posts:)  and then connect and meetup and then see..but then I am very patient...

Doing some risk analysis.Let’s say I buy a property now and market value drops soon by 20% is it better to have less downpayment such as 20%.  

If it is not a good buy in first place it might would scar me from multifam.

Assume the property is well located with average appreciation ...Selling some properties of mine and just curious what the average investor buyer is thinking ...Thanks guys I wouldn't personally recommend deliberately buying a property you believe will be negative cash flow.

It never made sense to me that people buy rentals and immediately hire out the most important factor of its success (the management) to a 3rd party who likely takes 10% plus other fees.
