If it is reasonably priced, there probably isn't profit baked in there, just 70K + 20K in updates equals 90K ARV for the neighborhood (realtor logic, reasonably so).

This approach may be easily demonstrated by logic to a seller, bring the property to its best or acceptable utility, instead of simply trying to beat down the sale price, it's a bit of a partnership approach in meeting half way.

Maybe you already appreciate the point, but hopefully that illustrates why the original question, while grammatically correct, is not really a logical one for most people to ask - "Better" CAP rates is a non-meaningful concept.
