Caution needs to be applied here as the subtle differences matter and would also be the value add you bring to the table when talking to the borrower.Note that to negotiate with a lender on behalf of the borrower you need to have the borrower's approval in a form that the lender will recognize.

Sometimes when you search the MLS in the remarks area, you will see where it says, "Offer Subject to Bank Approval".That is probably what happened here.

Maybe I am too fearful but I don't see anybody on these boards talking about the credit crunch much and how it will effect their ability to resell the homes they are trying to SS.Or else, you somehow think these lenders in trouble are going to help us SS investors get more deals approved.

That's right I said it; Even if the home has been on the market for 60 days, most asset managers approval levels are based on the current list price, which as you pointed out, is reduced every 30 days - most of the time.Unless its priced right we keep tabs on them until they get into a price range where its a buy.
