Maybe not a bad idea to double check with one of the web-based calculators until you figure out what you did wrong on the BP one.ARV is all about comps when it comes to residential properties.

I stayed in IT for 18 years and left 4 years ago to pursue real estate investing full time.In addition to my very small portfolio of 5 properties, I also own and manage along side my brother, the properties (commercial and residential) my father left behind when he passed 4 years ago.I am looking to continue adding to my small portfolio of long term buy and hold properties but I also want to get in to some house flips each year.

I don't think "networking" with them is the best approach.If you're looking for lenders who loan on multifamily properties, you should call up banks and ask their requirements.Multifamily of 4 units or less can be purchased with residential loans, 5 units or more is an automatic commercial loan.
