@Yitzchok Carmen haha no this is actually a different one than I was talking about before@David Macias I hear that but there are a few things I'd like to talk over with an experienced operator in that part of town.

Did some real halfway work and made me start looking elsewhere.The town did not accept the hardship to convert a commercial unit to a residential unit.

I would like to start picking up larger tracts of raw land- as long as the property cashflows with 20-30% down the purchase price doesn’t really matter. What strategies exist to monetize large tracts of property?

Rented as an airbnb for many years whenever we left town.

I would go to the city/town you are interested in and find a local lender at a small bank or credit union. 

My only options seem to be very far out of town or otherwise in disrepair. 

Went though town permitting process, Zoning board, to convert to a 2 family.

It’s not only the town but the neighborhood.

Newtown CT is a highly desirable town to live in and single family home prices are a barrier for many to enter that town. 

I'm looking into a property right on the Oconto River, 30 minutes north of Green Bay (I'd assume Packers games would bring in some STR activity as well).There are a handful of STR's in this small town, and the state regulations seem to favor STR's to promote tourism and travel.
