Lesson learned is that you can create wealth through real estate and I would like to find and actively pursue investment deals now.

Very informative...just curious, where do you fit on the active-passive spectrum?

I have no experience in the real estate flipping and my job forces me to make this as a passive investment than an active one. 

You might consider VRBO but I would recommend doing some research on activity/availability on the site prior to signing up.

Majority of the houses on the street are well kept but in the last 6 months, the area is very active with crime. 

When you have a real estate license, all of your real estate activities fall under the supervision of your brokerage.
