Investment Info:Small multi-family (2-4 units) buy & hold investment.

Like Arcata and a few other Northern California areas, it is served by United Express from SFO. 

I have rehabbed enough single family units to know what costs are like.

Tenants are used to paying for electricity and it won't affect the marketability of the unit. 

The unit that is rented will be a Section 8 tenant.

The LL in these units take noticeably longer to tenant flip units than large unit properties with dedicated maintenance personnel.- maintenance/cap ex at $192 is not enough to cover one unit. 

I could not see an obvious benefit to House hacking this property as opposed to renting both units out?

This  would allow me to pay down an additional $40,000 of debt, leaving more funds from the cash out refi for rehabbing a non-income-producing garden unit in another building that I have sitting there.

I will eventually be investing in 4- plex multi-family units.
