This isn't always true, but in this area, where the military BAH dictates a lot of the rental prices and it's a very heavy vacation hot spot, the STR is generally a stronger play.  

I think the list true emergencies is small.If someone's heat or AC goes out I think a tenant or myself would have to just live with it.Water spraying would be an emergency.

That is true, I would have to up the amount of money in emergency and repairs depending on the amount of units.

(I'm not using these numbers to calculate my ROI or Cap Rate, just to get me through a possible long temporary vacancy if people decide not to move due to this whole virus thing)   The true holding cost would be around $660/month (including principle, interest, taxes, insurance & maintenance). 

This is really true, but in real estate, you can't buy everywhere you want.
