We provided him with 3 options.1: Clean up and sell as is for 5k  -We could get a buyer for $149,0002: Lipstick for 15k- I think we could do the bare minimum like the Rent Ready quote you received and sell for $175,000 3: Full update 35k- like what I suggested in the video sale price $225,000 I would have to get a contractor over there and I would expect the project to take around 3-4 months.

Those are too expensive and you will barely break even or be cashflow negative.

And for the condo, I refinanced it to 15 year and hence the mortgage went up, so the current rent covers mortgage and HOA fees and barely gives any cash flow. 

If they try to sell to someone off market, it looks like their home is barely worth anything according to Zillow. lol  

Of course satellite TV is available but really don't want dishes everywhere...ATT has old copper wires there for phone service that barely provide enough speed to do anything.

I barely ever raised his rent, a few times I paid for supplies or helped him with an improvement he wanted to make.

And when we do, the last thing I'll want is to pay the mortgage on a house we barely use as we travel the world together.
